How is the Arizona housing Market? The housing market began its recession about 7 years ago. Seven years ago baby boomers’ babies were entering college, in college, graduating, and/or joining the work force. Many of them did not get caught up in the housing debacle and they in turn have developed good credit scores and are ready to purchase their first homes. The market could not be better for these up and coming professionals –prices are beginning to increase, interest rates are still low and new building construction is on the rise (a great indicator that now is the time to buy). Homebuilders are experiencing a surge of visitors to their models, and fewer and fewer spec homes are available. As the builders sell a certain number of homes, they gradually raise their prices, from the base price to available options.
There are over 400 new subdivisions in Arizona, most in the Phoenix Metro area. By enlisting the help of a realtor, buyers can save time and money. We have been working with the builders and their representatives for ten years and consider ourselves experts in the realm of new and nearly new home sales. It costs the buyer nothing to have a realtor helping them through the buying process. The builder and/or seller have already agreed to compensate the buyer’s agent by listing their homes in the MLS and through their advertising budget. It just makes good sense to have representation and to have someone who knows the new home market and who can show the best buys. WWW.phoenixnewhomesforsale.comis a free site where buyers can search the Arizona MLS. For information regarding new developments, please register and you will be contacted immediately.
The downside for new buyers – the market is gradually becoming a seller’s market. As an example in some areas, like Ahwatukee, homes are selling within days. In the month of January there were 232 homes for sale in Ahwatukee, in February, there are less than 190.
